NASHVILLE-Music Row Partners LLC is planning to break ground in the first quarter of 2008 on the $52-million One Music Row project which will feature office condominiums and residential space. The project is expected to be completed in mid-2009.

The project will be located on just over one acre at the intersection of Music Square West and Division Street, extending back approximately one-half block down Music Square West. The site is directly across from the Ascap building and near the Roundabout Circle and Owen Bradley Park.

The project will include more than 95,000 sf of office condominium space, with spaces ranging from 1,500 sf to 20,000 sf. Prices for the space start at $350 per sf. The project will include the historic Hamilton House mansion, which will have a restaurant and private meeting rooms for office condo owners on the upper floors of the mansion.

The office condos will be located on the first five floors of a new building to be constructed on property connected to the mansion. The new building will be topped by 30,000 sf of residential space that will be divided into seven penthouses. The building will include three levels of underground parking and surface-area parking for office condo owners and residents. The penthouse spaces will range from 2,200 sf to 4,100 sf and prices will range from $550 to $600 per sf, Rogersville, MO-based real estate executive and developer Jack Climer tells GlobeSt.com.

“The project is at the entrance of Music Row between Downtown and Vanderbilt University,” Climer says. “It’s a very diverse area and we’re anticipating a wide range of tenants.”

Music Row Partners LLC consists of Climer, locally based music industry veteran Joe Meador and Del Mar, CA-based developer Brian Huster. This is the first project the three have worked on together. The design architect for the project is Ron Wilson, of Del Mar, CA-based Ronald Wilson Associates. Janet Sterchi and Lisa Maki, of CB Richard Ellis, have been named exclusive sales representatives for the office condominiums.
