MORENO VALLEY, CA-Omni West Group Inc. of Laguna Hills in Orange County and HG Capital LLC of Menlo Park plan an 80,000-sf medical office condominium complex that has won approval from the Moreno Valley Planning Commission. The new development, called Moreno Medical Campus, will include two 40,000-sf buildings on five acres of a 10-acre parcel.

The Moreno Medical Campus will be adjacent to the 101-bed Moreno Valley Community Hospital and close to Aquabella, a 3,000-unit senior lifestyle community under development by Highland Fairview Communities. The development site runs along Iris Avenue near Oliver Street, where the remaining five acres not designated for Moreno Medical Campus will be set aside for additional medical facilities.

Moreno Valley has been one of the fastest growing cities in the fast-growing Inland Empire in recent years, prompting a demand for more medical facilities. It is California’s sixth fastest growing city and the second most populous in Riverside County with more than 180,000 residents.

To serve its residents, including a growing senior citizen population, the city has actively recruited construction of new, more modern medical facilities. Rick Hartmann, deputy city manager for Moreno Valley, says that the new Omni West Group and HG Capital project will help to meet that demand.

According to Kip Dubbs, president of Omni West Group, the new medical office condominiums will be designed to provide flexibility to accommodate a number of diverse uses. The design specifications, tailored to medical use, will include advanced electrical and plumbing components, reinforced floors for heavy equipment and parking at a 5:1 ratio.

Construction on Moreno Medical Campus is expected to begin in the fourth quarter 2007 with completion anticipated in the third quarter of 2008. The Ontario office of Grubb & Ellis has been tapped to market the project for sale and/or lease, along with Temecula-based Austin-Brockett Commercial Real Estate Services.
