EL MONTE, CA-The El Monte City Council has approved the specific plan and the environmental impact report for a $1.2-billion project called El Monte Transit Village. The complex is planned by the locally based Titan Group for a 60-acre site fronting the Interstate 10 Freeway and Santa Anita Blvd. The council’s five-to-zero vote advances Titan’s plans for 1,850 residential units, 560,000 sf of retail and entertainment, 500,000 sf of class A office, a 200-room hotel, a theater, a conference center, a child development center, restoration of historic structures and more than 11 acres of parkland.

Titan has retained a team of NAI Capital brokers headed by EVP Luis C. Valenzuela to lease the project. The development will include a system of pedestrian walkways and trails to connect the various elements within the project as well as to link the project with adjacent commercial, office and educational venues throughout Downtown El Monte.

The El Monte Transit Village, believed to be the largest transit-oriented development in Southern California, will be developed around the Metro Bus Hub, one of the busiest bus transit stations in the Western US. The transit-oriented development, when combined with the adjacent Flair Business Park, will become one of the largest concentrations of commercial office space in the San Gabriel Valley.

Titan anticipates starting construction on the project in 2008 and building it out over five to seven years. According to John Leung, president of the Titan Group, community involvement was the key element in moving the project forward via the recent council vote. Leung says that community involvement also helped to shape the project as it was masterplanned over the past two years.
