MESA, AZ-Several years after launching a search for a micro-mill site, Commercial Metals Co. has bought a 227-acre parcel for $14.75 million in southeast Mesa. The Irving, TX-based company plans to start construction in early 2008.

Designs and permitting are still pending. Paul Sieczkowski, senior vice president in Phoenix for Colliers International Inc., says the project at Germann and Meridian roads is anticipated for completion by mid- to late 2009. “This is the biggest site available for CMC’s use in the Southeast Valley,” says Sieczkowski, who brokered the transaction between buyer and seller, TRW Vehicle Safety Systems Inc. of Washington, MI.

Sieczkowski tells GlobeSt.com that the land is part of TRW’s 640-acre campus that it no longer needed. “It’s zoned for heavy industrial use so it’s a good location for a manufacturer,” he says. “They’ll have to do a little infill on it, but by market standards, this was a pretty good buy for them.”

Commercial Metals Co. plans to build a recycling plant to convert steel into reinforcing bars for the local construction industry. Once operational, the mill will have an annual capacity of 280,000 tons. It will include a rebar fabrication shop and construction-related products line. The plant, which is Commercial Metals’ first micro-mill in the US, is expected to bring 150 to 200 new jobs to the area.

Sieczkowski and Colliers vice presidents Rob Martensen and Mike Parker showed the buyer other parcels in the region. “TRW is a manufacturing company so the land was a good fit for CMC,” Sieczkowski adds.

The seller’s team included Alan Wood of Weber, Wood & Medinger Corp. of Cleveland. The buyer’s team consisted of Colliers senior vice president Bob Lundstedt and associate vice presidents Darren Tappen, Mike Ciosek and Eric Bell.
