BROOKLYN PARK, MN-CSM Corp., based in Minneapolis, has purchased a 19-acre site at the intersection of Highways 610 and 169, and plans to build up to four buildings with 50,000 sf of office or industrial space each, in a park called Northwest Corporate Center on 610. The space amount could change depending on user desires, and CSM is prepared to build even one building of 200,000 sf if necessary, says Luke Hedberg, development associate for the company.

“We’ve got a couple different options, it’s a long rectangular site. We’re looking at four 55,000-sf buildings if we have four, two of that size and one 100,000 sf building if there’s three, etc.,” Hedberg tells GlobeSt.com. “In total, the space would take up at least 200,000 sf.” He says some of the space could be built out as office, but there’s more likely demand for flex office space, including R&D users.

He says the company is planning on building at least one 55,000-sf spec office/showroom on the site, if it doesn’t hear soon from parties interested in something different. That building would be available sometime next year. “We’ve got interest from a couple users, but it’s mostly build-to-suit interest,” Hedberg says. The asking rates would be $13 per sf for office or $6 per sf for warehouse, “but that price would go up or down depending on what kind of finish the users would require,” he says.

The company already owns two flex office buildings in Brooklyn Park known as Boone Avenue Business Center One and Two. Building One is 164,000 sf and 82% occupied, and Two is 73,000 sf and 75% occupied, Hedberg says. “These buildings are a couple of miles south of the Northwest center site,” he says.
