HAYWARD, CA-Semiconductor industry firm Ultra Clean will relocate its headquarters to 103,711 sf of R&D space at Irvine-based LBA Realty’s Corporate Research Center under terms of a newly signed lease. The company will be moving its headquarters out of approximately 50,000 sf at 150 Independence Dr. in Menlo Park.

Ultra Clean’s new space will be at 26462 Corporate Center Ave., where the company expects to relocate in February, according to Cornish & Carey Commercial/ONCOR, which represented LBA in the lease. Terms of the deal were undisclosed. Asking rates for the Corporate Research Center space range from $1.75 to $2.50 per sf per month, triple-net, depending on the level of tenant improvements of the specific lease.

Ultra Clean is the first tenant to commit to the Corporate Research Center under the property’s new ownership, note Jay Phillips and Jay Belquist of Cornish and Carey, who represented LBA along with Bill Banker of the Cornish & CareyEmeryville office and Randy Scott of the company’s Palo Alto office. Ultra Clean was represented by Marshall Hydorn, Craig Hagglund and Michael Spiro at NAI BT Commercial.

Corporate Research Center is a three-building campus of 300,520 sf that includes manufacturing, office and clean room space, located off of Highway 92 just west of the I-880 junction. The custom improvements at the center are designed for biotech, medical device or data center use.

LBA Realty bought the project in October of 2006 and is currently under way with a renovation of the entire campus, which was originally constructed with high electrical service capacity for Etec Systems in 1997. Applied Materials bought Etec in 2000 and vacated the campus when it shut down the subsidiary in 2006.

Ultra Clean will also continue to operate in approximately 35,000 sf at 130 Beacon St. in South San Francisco. The company sells subsystems to semiconductor equipment manufacturers.
