LAS VEGAS-Town Square Las Vegas will make its long-awaited debut on Wednesday. A development of Turnberry Associates and Centra Properties, the project totals 1.5 million sf and 22 buildings.

According to the developers, the project is being billed as a family friendly alternative to much of what is found on the Las Vegas Strip. It features an open-area design with pedestrian-friendly streets and a large children’s park.

“The local market doesn’t want to shop on The Strip,” said George Radu, Turnberry senior director of leasing in an earlier interview with GlobeSt.com. “Las Vegas has been changing, and it’s not just a gambling place.”

“We’ve taken many elements of the traditional open-air lifestyle center and developed it on a grand scale for Las Vegas,” says Jacquelyn Soffer, Turnberry Associates managing partner. She says the design team studied architecture from different cities, eventually settling on 70 different facades, with varying materials such as marble, stone and hand-painted plaster.

“We turned to some of America’s older cities for inspiration – those with a rich history, such as Boston, New York and San Francisco, as well as great European cities like Barcelona and Paris,” adds Alan Mayer, principal of Alan J. Mayer, a Boston-based architect firm.

The project is located on 117 acres on Las Vegas Blvd., south of Mandalay Bay and at the junction of I-15 and the 215 Beltway. While retail is the focal point, six of Town Square’s buildings will be class A office space, totaling 352,000 sf. One tenant already set to move in next year is the Las Vegas Chamber of Commerce, which will relocate its headquarters to the site next spring.
