BURBANK, CA-DIC Entertainment, the company behind Super Mario Bros., children’s TV programs and other offerings, has expanded and extended its headquarters lease here, according to Studley. DIC will expand to 35,677 sf and extend its lease by 10 years at 4100 W. Alameda Ave. in a building owned by Versailles Properties.

The new lease includes “a significant renovation/improvement allowance and signage on the exterior of the building,” according to the Studley team that represented the entertainment firm. The team included Michael Shuken and Paul Stockwell of Studley’s Downtown Los Angeles office and David Gordon of the firm’s West Los Angeles office.

DIC, which previously occupied 32,565 sf in the building, will begin its new lease in April. Stockwell says that the growing company evaluated several relocation alternatives before choosing to stay at the Burbank address. He adds that besides the signage, the competitive rate and the long-term extension, the deal includes a landlord capital contribution for renovations.

Versailles Properties was represented by Transwestern’s Kevin Houseman and Robert Pearson in the lease, which is valued at approximately $14.2 million. The four-story building at 4100 W. Alameda totals about 55,000 sf.

DIC Entertainment is one of a number of entertainment industry firms that occupy significant amounts of office space in Burbank, where recent market reports peg the direct vacancy rate at 5.6% and the overall availability at 6.2%, among the lowest in Southern California. DIC creates and distributes children’s and family-oriented entertainment that includes Inspector Gadget, Strawberry Shortcake, Care Bears and a host of other titles. It is the creator of the DIC Kids’ Network, which airs on major broadcast outlets, including local FOX, CW and My Network Television affiliates.
