MIRAMAR, FL-MetLife recently experienced 68,087 sf of leasing activity in two of its properties, Miramar Centre and Huntington Centre. Three deals for a total of 38,803 sf were completed at Miramar Centre and two leases totaling 29,284 sf were completed at Huntington Centre.

Cbeyond Communications leased 15,748 sf at Miramar Centre III. The company was represented by brokers Paul Marko and Scott Allen, of CB Richard Ellis. Mattel Latin America HQ leased 9,896 sf at Miramar Centre III and was represented by Sandra Andersen, of Jones Lang LaSalle. Principal Life Insurance Co. leased 13,159 sf at Miramar Centre I and was represented by Ryan Ackerman, of CB Richard Ellis. General Motors signed a 24,195-sf lease renewal at Huntington Centre and was represented by Andersen. Practice Partners signed a 5,089-sf lease expansion at Huntington Centre, bringing their total square footage to 13,397 sf. Taylor & Mathis director of leasing Allison Adler negotiated the transactions on behalf of MetLife.

Miramar Centre is a three-building office park. Miramar Centre I is a four-story, 94,000-sf class A office building. The recently completed Miramar Centre III is a four-story, 94,691-sf office building with a two-story atrium. Both buildings are located at Interstate 75 and Miramar Parkway and are centrally located to Miami-Dade and Broward counties and the Miami and Fort Lauderdale International Airports. Huntington Centre has two, four-story, 91,600-sf class A office buildings.

According to a CB Richard Ellis Q3 office market report for Broward County, the Southwest Broward County submarket–where the office buildings are located–was experiencing an 11.3% vacancy rate at the end of the quarter with 122,414 sf of negative absorption experienced year-to-date and average asking rents of $21.48 per sf.
