LAS VEGAS-Vertical construction is under way for a 123-room hotel in the master-planned community of Summerlin that will fly the flag of Westin’s new extended-stay brand, Element, which is designed to compete with Marriott’s Residence Inn brand. Locally based LaPour completed franchise negotiations with Starwood Resorts in October and recently tapped R&O Construction as its general contractor.

Rising on the northeast corner of I-215 and Town Center Drive, next to the Nevada Cancer Institute, it is the first Element hotel being developed in the Western US and the first non-gaming hotel in Summerlin. Completion is scheduled for the third quarter.

The four-story, 80,000-sf hotel will have a contemporary metal-and-glass look on the outside. sleek The rooms will average 400 sf and be outfitted with kitchens featuring stainless steel appliances, Westin’s Heavenly Beds and flat-screen televisions. Common-area amenities will include a fitness room, a business center, complimentary breakfast and a landscaped pool deck with fire pits and barbecue areas.

LaPour acquired the site in the fall, paying $2.7 million for the 2.5-acre site. Published reports have pegged the total project cost at $19 million. A source at LaPour told GlobeSt.com around the time of the property acquisition that its estimated value upon completion and stabilization is $25 million, or approximately $203,000 per key.

LaPour also is developing an aloft-branded hotel at the corner of Paradise and Flamingo roads, which is one mile east of the Las Vegas Strip, near the Hard Rock resort and casino. Aloft is a spin-off of Starwood’s “W” brand.
