CHICAGO-The United States Postal Service is considering redeveloping the site of the Fort Dearborn Station, 540 N. Dearborn. A 105,000-sf building, that was constructed in 1976, sits on the parcel that encompasses an entire city block in the River North neighborhood.

The postal service has hired the Staubach Co. to evaluate possibilities, such as redeveloping the site or moving to a different location, says Jeffrey Gittelman, SVP with Staubach. The postal service has occupied the entire building since it was constructed. The building, which is two stories with parking below ground level, is mainly used as a sorting facility with a retail counter and post office boxes, Gittelman says.

The building primarily serves the 60610 and 60611 zip codes, he says. A public hearing is being held Jan. 30 at the station for public input. After the meeting, there will be a 30-day period for people to submit comments and, then, Staubach will seek proposals for the redevelopment of the property. The earliest the request for proposals would be released is March 1, he tells GlobeSt.com.

Gittelman says it is too early to discuss whether a new facility would still house both the retail and distribution components; although, the post office wants to keep retail services in the area. There has been a desire mentioned by the city for the land to become open space, he says. The postal service will have to relocate, at least temporarily, while the site is being redeveloped. They will have to decide whether they are relocating temporarily and then returning to the redeveloped site or relocating permanently to a different location, Gittelman says.
