[IMGCAP(1)]ALLEN, TX-With a 620,000-sf first phase nearing completion, Trademark Property Co. has unveiled 15 more retail names for its roster at Watters Creek, an estimated $200-million development with 1.15 million sf of mixed-use. The new leases total 64,781 sf.

Watters Creek’s dance card now includes Cheesecake Factory, which is getting ready to start work on a 9,900-sf freestanding restaurant. The plan is to open in May. The developer also has locked in Bath & Body Works, DSW Shoe Warehouse, Le Creuset, Gymboree, New York & Co., Sample House, Victoria’s Secret, Strasburg Children, the Boardroom Salon for Men, Celebrity Bakery & Café, Paciugo, Woodlands Grill & Gathering Place, Potbelly and Patsy Grimaldi’s Pizza.

To date, the retail component has landed 38 tenants for the 68-acre, LEED-certified development at the corner of US Hwy. 75 and Bethany Drive. Trademark’s development partners are Cleveland-based Developers Diversified Realty Corp. and Coventry Real Estate Advisors of New York City.

[IMGCAP(2)]The lion’s share of the first phase will open in April. PF Chang’s turned on its lights last July and the 71,600-sf Market Street will be coming on line Feb. 29.

“We’re very pleased with the momentum, with where we are leasing wise and construction wise,” Terry Montesi, CEO of the Fort Worth-based Trademark, tells GlobeSt.com. In addition to 300,000 sf of retail and restaurants, doors also will swing open in April on a 90,000-sf class A office building. CB Richard Ellis’ senior vice president Dennis Barnes and vice president Worthey Wiles III are in the process of negotiating several leases, according to Montesi.

Meanwhile, Watters Creek’s first residents are planning to move into apartments in August or September. The first phase calls for 230 apartments. Southern Land Co. of Franklin, TN is the developer.

Montesi says talks are nearing the finish line with a hotel developer. If he’s calling it right, the deal will be done within two weeks.
