IRVINE, CA-Opus West has started work on the developer’s first LEED-certified project in Southern California, the 158,000-sf Horizon Tech Center @ Scripps Ranch. The project is set on 11.3 acres at the Scripps Ranch Business Park in Central San Diego County and will feature three structures on the highest parcel within phase three of the business park.

With the new LEED-certified development, Opus will add to an existing portfolio of approximately 10 million sf of LEED-certified product throughout the country. Its Horizon Tech Center @ Scripps Ranch will feature three two-story office and research and development buildings providing between 45,600 sf and 58,200 sf each, on a site close to Interstate 15 between State Route 56 and State Route 163. Each of the Horizon Tech Center buildings will accommodate one to two corporate tenants. The trio of structures also is designed to function as a campus for a single major firm. Completion is slated for August 2008.

Opus West has tapped Jay Alexander, a senior vice president at Colliers International, to market the project. He says that the Horizon Tech Center buildings are designed to provide tenants with abundant natural lighting as well as large and efficient floor plates that will accommodate extensive lab and clean room areas. In addition to Alexander, the leasing team includes Chuck Wasker and Ryan Grove.

Designed by Opus Architecture & Engineering in conjunction with RJC Architects, Horizon Tech Center will deliver energy consumption that is 14% less than a non-LEED-certified building and water consumption that is 30% less than standard. Landscaping, by Ridge Landscape Architects of Oceanside, CA, exceeds the LEED landscaping requirement by 300%. Chris Wood, Opus West vice president, comments that the LEED features, location and amenities surrounding the development “are great differentiators for our project and position it perfectly to capitalize on the needs of the larger defense, telecommunications, software and Internet companies” in the market.
