WASHINGTON, DC-The 10-story 1120 G St., a 133,849-sf building in the East End owned by Rreef, has been given to Cassidy & Pinkard Colliers to lease. The building is largely occupied–at roughly 97%–according to data provided by GVA Advantis.

Phillip Thomas and Kimball Wood from Cassidy & Pinkard are leading the leasing efforts on behalf of Rreef. The building was built in 1982 and renovated in the mid 1990s. Current tenants include Strategic Healthcare and Northrop Grumman.

Space in the East End is at a premium, with few large blocks of class A office space available to law firms, associations and lobbyists–the typical tenants that set up operations in this part of the District. Exceptions do exist, of course. The law firm Shook Hardy & Bacon LLP is taking 37,572 sf in a new building in the East End currently under development by Tishman Speyer and Douglas Development. The building, 1155 F St., is set to deliver by January 2009. Then there is 1101 K St., owned by the JBG Cos., which is still largely vacant after having delivered in 2006. JBG selected Cassidy & Pinkard Colliers to lease out the 310,000-sf office. But the rule for the East End submarket is tight space and rental rates with little wiggle room for negotiations—even as new supply continues to enter the market.
