TEJON RANCH, CA-The Tejon Ranch Co. and Rockefeller Group Development Corp. have unveiled their joint venture’s first warehouse project, a 606,000-sf building on a site that has won foreign trade zone designation. The US Department of Commerce has recognized an initial 177 acres as an FTZ at Tejon Industrial Complex, the 1,450-acre master planned commercial development north of Los Angeles along the Interstate 5 near its intersection with Route 99.

The 606,000-sf warehouse is being marketed for single or multi-tenant use, with the Colliers International brokerage team of SVPs Thomas Taylor and John DeGrinis as the listing agents.

Before the recent expansion of the general-purpose FTZ to include designated acreage at the 1,450-acre industrial complex, home furnishings retailer IKEA had obtained approval and activated TIC’s first subzone at its 1.7-million-sf distribution facility there. It is one of the largest subzones approved in California.

The joint venture of the Tejon Ranch Co. and Rockefeller Group Development Corp. is planning up to 500 acres of phased commercial development at the industrial complex to serve the needs of logistics and warehouse firms, the most common users of an FTZ. Tejon Industrial Complex is already home to 3.1 million sf of existing warehouse facilities, including the new building, which was designed by the Irvine-based architectural firm HPA, with Fullmer as general contractor.

Firms occupying the complex employ approximately 1,000 workers at facilities that include IKEA’s Western North American Distribution Center, Oneida Ltd’s West Coast Distribution Center and more than 60 acres of retail. The retail includes a Petro Travel Plaza, a Best Western Hotel, In-N-Out Burger, a freestanding Starbucks, Panda Express, McDonald’s, Wendy’s and Iron Skillet Restaurant.
