CRANBURY, NJ-The Sudler Cos. is shopping a 500,000-sf block, the entire building at One Continental Dr. here. Located in the Exit 8A submarket, the building is within the Parsippany-based Sudler’s 237-acre master-planned Corporate Park Cranbury. Its own 42-acre site is expandable by up to an additional 500,000 sf, according to Jeff Hale, the firm’s VP-leasing.

“It offers an opportunity for an organization based in the New York metropolitan area to locate to a corporate campus setting with immediate access to the New Jersey Turnpike, Hale says. “We believe this property features a level of efficiency and convenience combined with a relative value leasing point for the New York/New Jersey region that can’t be matched by other properties.”

Built in 1988, the five-story building has typical open floor plates of 90,000 sf with center full-height atria. One Continental Dr. also has a full-service cafeteria and a PBX room.”

While currently vacant, the building was at one time largely occupied by Aetna US Healthcare, which put its space on the sublease market about three years ago. More recently, the space was listed with a third-party broker as direct space with an asking price of $21 per sf.
