HOFFMAN ESTATES, IL-Amcol International Corp., headquartered in Arlington Heights, IL, has sold a new 72,000-sf facility at 2370 Forbs Ave. here in a sale-leaseback deal. Amcol signed a 20-year lease for the facility, which is in the Prairie Stone Business Park, says Pamela Rose, SVP with MB Real Estate LLC. The publicly traded company, which was established in 1927, provides and markets a wide range of specialty mineral products and had net sales of $744.3 million in 2007.

Rose and Jonathan Goldman, a VP with MB’s corporate services team, represented Amcol in the transactions. The building reportedly sold for nearly $33.6 million. Amcol acquired the 7-acre land parcel and began having the building constructed, she says. Amcol then sold the building to a REIT and will lease back the space, Rose tells GlobeSt.com. CRIC Capital, a joint venture between Prudential Real Estate Investors and Boston-based Corporate Realty Investment Co. LLC, is reportedly the buyer.

The two-story building, which is under construction at the southwest corner of Forbs Avenue and Higgins Road, will house the new international headquarters for the company and a wet lab facility, Rose says. Amcol is expected to move into the building in Q4. The building will look onto a natural wetland area.

Amcol currently leases approximately 65,000 sf of office at 1500 W. Shure Dr. in Arlington Heights, IL, and leases approximately 25,000 sf of space about a block away for a wet lab facility, Rose tells GlobeSt.com. “They are consolidating corporate office space and wet lab facilities into a more efficient and productive location,” she says. Gensler is the architecture, design, planning and consulting firm that is working with Amcol on the design of the building and the site. The building will have a green roof and other features to conserve energy and water. “It is going to be a very eco-friendly building,” Rose says.
