HOUSTON-A year and a half after entering the area with its 191,250-sf acquisition, Carson Cos. has begun moving dirt on 21 acres across the street to expand the Portwall Distribution Center name. Area sources say the 401,338-sf spec complex is going vertical at a $20-million all-in cost.

Carson has acquired five industrial buildings, with nearly 1.1 million sf, in the Houston area since buying its first property at 250 Portwall St. in October 2006 and beginning the site work to add two distribution centers at 221 and 225 Portwall St. Daniel Zoch, managing director in for the Newport Beach, CA-based Carson Cos., says the goal by yearend is to acquire or under construction on two million sf of modern distribution buildings in Greater Houston. He says there could be more buildings added to the Portwall Distribution Center, depending on how land deals come together in the coming months.

The new distribution centers will be dock-high designs, with 30-foot clear heights and 180-foot truck courts. One building will measure 239,210 sf and the other will be 162,178 sf, but Zoch says both are geared for companies requiring modern warehousing and distribution operations. Completion is scheduled for November.

Powers Brown Architecture of Houston designed the buildings. Cadence McShane Corp. of Dallas is the general contractor.

Zoch tells GlobeSt.com that Carson Cos. will do its own leasing, setting 36 cents per sf as the quoted rate. Even though dirt’s just beginning to move, he says interest has been strong in the product and the location although there are no signed deals as yet. “The first Portwall Distribution Center is completely leased up,” he points out, adding “we’re seeing some good demand in that area.”
