[IMGCAP(1)]ALISO VIEJO, CA-Pacific Life Insurance Co. has moved approximately 1,000 employees into the firm’s new 246,600-sf, nine-story build-to-suit headquarters office tower at 45 Enterprise in the Summit Office Campus in one of the largest office moves of its type in the county in some time. Irvine-based contractor Snyder Langston recently completed construction of the tower, which it began in November 2006.

The new Pacific Life headquarters is situated on 5.5 acres within the 1.8-million-sf Summit Office Campus, which is a project of Aliso Viejo-based developer Parker Properties. Chad Olson of Snyder Langston, senior project manager for the Pacific Life building, calls it “a fast-paced project.” Mike Bell, executive vice president of Pacific Life’s life insurance division, echoes that statement, saying that Pacific Life “had an aggressive time-line to complete the building.”

[IMGCAP(2)]Olson notes that the class A office tower is Aliso Viejo’s tallest building and is adjacent to and highly visible from the 73 Tollway. Designed by Irvine-based architect Ware Malcomb, the steel frame structure includes a pre-cast concrete exterior, glass and metal panels and Pacific Life logos that are illuminated at night on the upper floors.

The construction of the building and six-level adjacent parking structure, which includes 1,100 spaces, presented some challenges because the site sits on different elevations, which required the construction of 12 retaining walls. The building features redundant mechanical and electrical systems, so that if one system shuts down, another will start. These systems are located within a central plant mechanical and electrical building that eliminates the need for equipment to be mounted within the building.

Summit Office Campus, in addition to its office buildings, features the Renaissance Clubsport, a 174-room hotel and 65,000-sf sports club that are scheduled to be completed this summer. Snyder Langston, one of the largest builders in California, consists of seven operating groups that focus on the office, industrial, retail, institutional, high-density/mixed-use residential, automotive and hospitality sectors.
