CHANDLER, AZ-With word out that it’s coming, CDW Corp. has unveiled details about its lease for a new western US sales office. The company has taken 70,000 sf in a 10-year lease for Chandler Airport Center I.

The Vernon Hills, IL-based CDW, a technology products and services provider, is planning to set up shop in two phases, starting next month. The first space to be lighted is the 45,000-sf second floor of the two-story building at 1850 E. Northrop Blvd. In late 2008, lights will go on in 25,000 sf of the ground floor. In inking the deal, Phoenix-based Opus West Corp. has hit 100% occupancy in the 90,054-sf project.

“Originally they weren’t going to open the second phase until 2009, but because they’ve had phenomenal access to employees and are hiring quickly, they’ve been able to push that up,” says Thomas F. Adelson, executive vice president in CB Richard Ellis’ Phoenix office. He tells GlobeSt.com that CDW’s search was concentrated in Scottsdale and Chandler. Riverwalk Arizona, located at Via de Ventura and Indian Bend Road in Scottsdale, was a finalist. Ultimately, Chandler Airport Center’s parking and the freeway identity along Loop 202 made it the winner.

“Opus was aggressive in getting us in there,” Adelson says. “There were some nice concessions with the package.” The CBRE negotiating team included executive vice presidents Lisa Konieczka and Cal Wessman in Chicago.

The winning building’s quoted rate is $25.50 per sf, gross. Opus completed Chandler Airport Center I in the past six months. Its twin, Chandler Airport Center II, soon will be completed. Robert H. Crum, a CBRE senior vice president in Phoenix, represents Opus West.
