JACKSON, MI-Summit Township-based Production Engineering is planning to buy a 441,000-sf building here for $4.2 million, and investing another million in renovations, as part of its plans for expansion. The manufacturer, which recently received a creation of a Renaissance Zone from city officials, plans to buy the former Goodyear Tire warehouse at 2400 Enterprise Dr. from owner CDC Mead LLC.

The manufacturer is now at 2330 Brooklyn Rd, in about 65,000 sf. The company had considered a move to Indiana, says Amy Torres, director of economic development for the quasi-public Enterprise Group of Jackson. The manufacturer then planned to build a new facility in Blackman Township nearby, but still needed the Renaissance Zone. “Politically, it was better to move into this existing building, instead of using incentives to build on a greenfield,” Torres tells GlobeSt.com.

The Enterprise Drive property was built in 1968 on a 33-acre lot. Comprehensive Logistics, an automotive supplier, has used the building for more than two years, and recently signed a lease to stay until at least July. “They have some protection for a certain period of time, they can renew in six-month increments, but they may have to relocate,” Ron Gernay with CB Richard Ellis tells GlobeSt.com. He represented the tenant in the recent lease renewal, while Stephen Kurtz represented the landlord.

Gernay says it’s not easy to keep companies such as Production Engineering in Michigan. “It’s a terrible industrial market, though there is activity for big users. Vacancies are high, it’s a challenging time,” he says.
