PHILADELPHIA-Narbrook Development, an affiliate of AMC Delancey Group, began construction of 333 Green, a residential development on Green Street in Philadelphia. The development will consist of seven townhouse-style residences and is scheduled for completion in mid- to late September. Although no construction prices were provided, townhomes will start in the high $500,000s.

Kenneth Balin, president and CEO of AMC Delancey, tells GlobeSt.com that part of what makes this project unique is the fact that the homes are constructed offsite in a modular fashion, which allows for more precision tooling and less waste as well as a home that was not exposed to the elements during construction. Modular construction will be done by Haven Custom Homes, an AMC sister company based in Linthicum, MD.

“The way the homebuilding business is evolving, a lot of the processes can be done much more efficiently and much better under cover offsite and then the pieces can be delivered to the site,” says Balin. “That minimizes fuel consumption, since instead of hundreds of trucks delivering materials, you have a few flatbeds delivering the house. Construction is faster, and there’s minimum disruption in the neighborhood.”

Modular building can also save on construction costs, allowing the company to deliver homes that are reasonably priced. Part of the savings comes from increased precision and minimized waste: according to Balin, all the pieces for the houses are precision cut at the factory, and any leftover pieces are integrated into other projects.

The project is expected to live up to its name since it will be constructed using sustainable technologies. The homes will be virtually airtight with floor-to-ceiling dual pane Low-E insulated windows to maximize interior light. In addition, the residences will boast a high-efficiency dual system HVAC, low VOC paint and Energy Star appliances. The site has easy access to public transportation via SEPTA’s Market-Frankford El.

According to Balin and Ben Ryan, principal of Narbrook Development, the decision to go green with the project was not a difficult one to make, as building methods have developed to bring the cost of greening a building down, making it more affordable for homebuyers who were initially reluctant to pay extra for a sustainable home.

Located in the Northern Liberties section of Philadelphia, 333 Green is close to a wide array of shops, galleries and restaurants as well as two public parks. The area, which is located in between Center City and the Delaware River, has lately become a center for artists and musicians. Its location close to Center City has also made it a target of revitalization efforts in recent years.
