WASHINGTON, DC-PNC Financial Services Group and Vornado/Charles E. Smith will be developing a 365,000-sf office in the East End that has been designed to achieve LEED Platinum–the first in the District, according to DC Mayor Adrian Fenty. Located at 800 17th St., on the corner of 17th and H streets, the 12-story building will house PNC’s regional headquarters and a PNC branch bank on the retail level. Approximately 300,000 sf will be available for lease.

With 43 LEED-certified buildings in its fold, this will be PNC’s first Platinum designed asset, Gary Saulson, director of corporate real estate for PNC Financial Services Group, tells GlobeSt.com. The building is being designed for Platinum Core and Shell and for Platinum Commercial Interior for PNC’s office and branch space, he says.

Saulson could not provide development costs for the building, but did say that any additional costs that might be incurred by designing to the higher standard would be returned to the company through reduced energy costs.

Mitchell Schear, president of Vornado/Charles E. Smith, also declined to provide development costs but he noted that the duo had originally intended to design to Gold LEED standards. Making the jump to Platinum from that point, he tells GlobeSt.com, is not an additional significant investment. “We have been focused on all aspects of sustainable building throughout the entire design process.”

Sustainable features in the building, to be called PNC Place, include an Eco Lobby with a three-story climate wall that cools the lobby with flowing water. The climate wall will be parallel to a glass walking bridge over the open portion of the concourse below. The building will also have a green roof. It is expected to deliver in Q2 of 2010. Gensler architects and green building consultant Paladino & Co. are collaborating on the project.
