MT. LAUREL, NJ-Liberty Property Trust has signed the first leases for its new class A office building at 330 Fellowship Rd. here. Three tenants will take just under 60,000 sf in the 103,000-sf building, bringing the property to 58% occupancy.

The new tenants include Citigroup Global Markets Inc., which will occupy 26,795 sf; Pennsylvania Manufacturers’ Association, which took 22,969 sf; and Oracle USA Inc, which signed on for 10,161 sf. Citigroup and Pennsylvania Manufacturers’ Association signed 10-year leases, while Oracle’s lease is for five years. According to Tony Ewing, a leasing representative for Liberty, rents in the building are typically $29 per sf plus electric.

The four-story office building, which opened at the end of 2007, is one of four office buildings that have been developed or redeveloped at Liberty’s 20-acre Liberty Walk at East Gate office park. The other buildings include 300 Fellowship Rd., which serves as the headquarters of Marlin Leasing; 302 Fellowship Rd., a multi-tenant building; and 350 Fellowship Rd., a recently completed 56,000-sf renovation project that is currently 100% leased by Teknion.

The property at 330 Fellowship Rd. was designed to achieve LEED Gold certification, making it the first office project to do so in South Jersey. The building features mechanical systems that allow more fresh air to be ventilated into 330, water use and building envelope efficiencies and a decorative sculpture in the lobby that was made using roof trusses from the former NFL Films building that once stood on the site.

The park itself also features the area’s first commercial “green beltway,” which Ewing describes as “over one mile of interconnected walking paths linking a series of patios, gardens and water features.”

Liberty has a history of pursuing green building and design in its properties. The company recently debuted what is reported to be the first LEED registered industrial property in the Lehigh Valley. Liberty has been the recipient of both a US Green Building Council Award for Corporate Leadership and a National Association of Industrial and Office Properties Green Development Award, which was given for the company’s high-performance warehouse and distribution center in Wisconsin. Liberty currently has more than three million sf of LEED projects either completed or in the pipeline.
