ROCKVILLE, MD-The Tower Cos. and Lerner Enterprises have delivered their new headquarters, 2000 Tower Oak Blvd., a 200,000-sf building that has been designed to Platinum standards. Tower and Lerner will be occupying part of the building–22,000 sf and 44,000 sf, respectively, according to Marnie Abramson, principal with Tower. That leaves 130,000 sf for lease, she tells GlobeSt.com. Asking rates for that space are in the high $40s per sf to low $50s per sf.

One of the few buildings that have been designed to Platinum in the greater DC area, this new office building’s green bona fides are extensive: it is expected to reduce energy consumption by 41% and water consumption by 48%. The HVAC system is 30% more efficient than for typical offices; a four-stage air filtration system circulates 30% more outside air, turns over every 51 minutes and removes 85% of airborne pollutants.

Ninety percent of occupants have outside views, 80% percent of all electric equipment is Energy Star-rated, 50% of the materials are manufactured within a 500-mile radius; 75% of the construction waste is recycled. More than 17,000 drought resistant plantings of trees, ornamental grasses and bulbs have been used in the landscaping.

Kishimoto, Gordon, Dalaya, PC designed the structure in consultation with architect Jon Lipman with Fortune Creating Buildings.
