ORO VALLEY, AZ-The recent sale of a 1.5-acre pad site to MidFirst Bank and the upcoming closing of a comparably sized tract to Tutor Time have spurred Evergreen Development Co. to move ahead on ground work for Steam Pump Village’s third phase. The $40-million, 42-acre project is about halfway complete.

“We’re breaking ground on all of the site work for phase three in about October,” says Gregg Alpert, COO of Phoenix-based Evergreen Development. He says the next phase will take up about 10 acres of the development land at Oracle and Tangerine roads. The Tutor Time building will be about 20,000 sf while the bank will be 10,000 sf to 15,000 sf.

Steam Pump Village broke ground in 2005. Its tenant roster includes California Design Center, Loewen’s Window Center, Chili’s, Silk Expressions, Baggins and Sour Apple Fabrics. A 100-room Wingate Hotel is scheduled to open in September.

The completed project will total about 400,000 sf. “We’re selling pads, leasing pads and doing build-to-suits,” Alpert says. The Volk Co. of Tucson has the Steam Pump Village leasing assignment. GD&A Southwest LLC is the architect.

Alpert tells GlobeSt.com that they’re also looking ahead to the fourth and final phase, which he says could be a combination of retail and office product, but nothing definite has been decided. “We’ve been on schedule with this and we’re very happy with it,” he says. “This is a different kind of project for us in that it has a wide mix of uses.”

Alpert adds that Steam Pump Village also has very good demographics. “It’s in Oro Valley, one of the more affluent and high-end areas of Tucson,” he explains. “The demographics are very good and Oracle is far and away the best road. We have close to a mile of frontage on the road.”
