FORKS TWP., PA-Henningsen Cold Storage will purchase a 31-acre site within J.G. Petrucci Co.’s Forks Business Center to build a 466,000-sf facility. Terms of the deal were not disclosed; Atlanta-based Walker Cos. represented Henningsen in the transaction, while JGPCO was represented in-house. Henningsen, the second tenant at the 124-acre development, plans to complete the 150,000-sf first phase of its cold storage facility in this Lehigh Valley community in 2009, JGPCO’s Tom Shaughnessy tells GlobeSt.com.

Portland, OR-based Henningsen, which sells temperature-controlled warehouse space to food companies nationwide, has another northeastern Pennsylvania facility in Scranton, about 60 miles west. Last November, the company, which owns 42 million sf of cold storage space in six states, announced its commitment to build here, as did Weyerhaeuser, which is relocating from a site in Bridgewater, NJ.

Asbury, NJ-based JGPCO broke ground last November on Forks Business Center, for which it purchased the land in a February 2007 joint venture with Philadelphia-based Grosvenor Investment Management US Inc. Located on two parcels formerly known as Brennan Farm, the business park is bounded by Uhler, Glover and Kesslersville Roads and is easily accessible via Route 33, US Highway 22 and Interstate 78 as well as railroad spurs, according to a news release. JGPCO is making improvements to Uhler Road and constructing a road to be known as Braden Boulevard.

Based in Federal Way, WA, Weyerhaeuser is receiving $2.4 million in low-interest loans from the commonwealth of Pennsylvania to relocate from New Jersey to a planned 100,000-sf facility on 30 acres within Forks Business Center. The loans, announced earlier this month by Gov. Ed Rendell, will help finance the construction of Weyerhaeuser’s new facility, which will be used to warehouse and distribute wood products.

Shaughnessy, head of business development with JGPCO’s Bethlehem, PA office, says 16 lots representing 350,000 buildable sf are still available at the business park. According to a news release, the lots are available either for purchase or build-to-suit. When completed, the business park is expected to generate $300,000 annually in taxes and generate 400 new jobs, according to the release.

Forks Business Center is JGPCO’s largest project in Forks Township to date, but the company has been a presence here since 1998, developing more than 500,000 sf on 180 acres. JGPCO recently completed a 100,000-sf manufacturing plant for United Plastics Group.

Other JGPCO projects in Forks Township include new facilities for Tioga Pipe Supply Co., Assa Abloy, Famous Smoke Shop, Polykote Corp. and Surf Technologies. JGPCO also owns 600 Kuebler Rd., a 173,000-sf facility that serves as headquarters for SI Handling Systems/Paragon Technologies and also houses Strober-Haddonfield Group, a custom wood and lumber supplier. In addition, JGPCO owns an 8.8-acre parcel at the intersection of Kuebler Road and Mort Drive that can support development of 150,000 sf and a 3.3-acre parcel at the intersection of Kuebler and Kesslersville roads.
