CHICAGO-US Bank has expanded its space in the Rookery by 4,260 sf, to a total of 73,338 sf. The company now fully occupies floors two and three of the 12-story building, with additional space in portions of floors four and five. US Bank started leasing in the building with around 45,000 sf in 2004, increasing by almost 30,000 sf in the past four years. The company will remain in the Central Loop property, at 209 S. LaSalle, through 2015 under the lease.

Andrew J. Davidson, EVP and managing director, and Jay Beadle, SVP with MB Real Estate’s Corporate Services team, represented the bank in the expansion. “The Central Loop is doing pretty well, but that may change because it’s also the home of a lot of financial industries, banks and investment bankers,” Davidson tells GlobeSt.com. “But behind the West Loop, the Central Loop is faring the best.” He says the Central Loop submarket has an 89% occupancy rate.

Asking lease rates in the building are around $21 per foot, net, Davidson says. The 286,000-sf Rookery is about 97% leased. “It’s a historically significant building,” Davidson says. “US Bank has identity in the building.” The building was designed and occupied by famous architects John Wellborn Root and David Burnham, and is a designated landmark.
