ATLANTA-Regent Partners LLC and Jones Lang LaSalle have signed a number of office leases at the new 3344 Peachtree tower in the Buckhead district, bringing it to nearly 80% occupancy since its June opening. The firms have closed more than 115,000 sf in leases over the last three months and have received commitments for another 75,000 sf.

The 50-story 3344 Peachtree building contains 492,000 sf within its 26-story office segment, and features a variety of amenities on its top and bottom floors. The new Buckhead Club opens this month on the 26th floor, along with an executive fitness center and spa, while casual dining restaurant Fresh to Order will open in October, followed by Pano Karatossos’ Grand Café in the first quarter of next year, both on the ground level.

“It is particularly rewarding to experience just how soundly the Atlanta and Buckhead office markets have responded to and embraced the inherent quality that 3344 Peachtree offers, as well as its unsurpassed amenity base and architectural allure,” David Tennery, a principal with Regent Partners, stated in a release. He noted that the firm bought the site at least 15 years ago as part of the Tower Place development.

New leases at 3344 Peachtree include Spanx by Sarah Blakely, a women’s hosiery manufacturer that will take nearly 38,000 sf and move its headquarters from Lenox Overlook early next year, and Ryan Inc., a tax consulting firm that signed for approximately 12,000 sf and will relocate from Monarch Plaza later this year. Also, Littler Mendelson PC has expanded its original lease to more than 44,000 sf, marking the law firm’s third expansion since signing its original prelease commitment in September 2007.

Tennery heads Regent’s office and development group in Atlanta, and the building’s leasing program is led by Jeff Frantz, JLL senior vice president, and Adam Allman, Regent leasing director. Monty Harris represented Spanx in lease negotiations, while Jim Duggan of Duggan Associates represented Dallas-based Ryan Inc.
