ABERDEEN, MD-With a delivery date nearing for its public-private sector enclave within the Army’s Aberdeen Proving Ground, Opus East has selected Colliers Pinkard as leasing agent for the Government and Technology Enterprise (GATE). The project is a 700-acre park that Opus is developing at the government facility. As part of the Base Realignment and Closure Act of 2005 (BRAC), Aberdeen Proving Ground is being redeveloped into a research center that will add 6,000 new government jobs to the base — approximately 5,000 of which are being relocated from New Jersey. Opus East was granted the right to develop a 400-acre site within the base’s perimeter under the Army’s Enhanced Use Lease program — the only EUL at Aberdeen and one of the largest in the country.

Under its terms, Opus East can develop more than two million sf of office, lab, and R&D space. It is leasing 13 land bays for 50 years, allowing the Army to develop underused property and redirect the proceeds back into the Aberdeen Proving Ground facilities.Earlier this year government contractor CACI signed a seven-year lease to occupy the first building in phase one, a 60,000-sf, single-story R&D facility, that will deliver very shortly.

Phase one can accommodate up to 240,000 sf, or three buildings. Also under construction are two 80,000-sf, three-story multi-tenant office buildings that will meet Department of Defense Minimum Antiterrorism Standards.

Because many of the incoming jobs – and hence demand for space at GATE– are stemming from the closure of Fort Monmouth under BRAC, as well as the restructuring of other bases around the country, Colliers Pinkard has teamed with Colliers Houston & Co., the firm’s New Jersey counterpart, and other Colliers affiliates. David Gillece, Stuart Rienhoff, Doug Brinkley and Lizzy Sweeney with Colliers Pinkard, and Doug Twyman and Gary O’Sullivan with Colliers Houston & Co. will represent Opus in the assignment.
