BUFFALO GROVE, IL-Construction has been completed by Bridge Development Partners LLC and McMorgan & Co. on the $45 million, 508,000-sf Aptakisic Creek Corporate Center. The 29-acre industrial park, at Aptakisic Road and Leider Lane, offers three buildings, two of which are still seeking tenants.

An existing 173,000-sf warehouse building, which was retrofitted by Bridge in the past year for $2.5 million, has been leased fully for 12 years to Elk Grove Village, IL-based PrimeSource Building Supplies. The 188,215-sf and 146,850-sf industrial buildings are new buildings, both of which have 30-foot clear ceiling heights, 16 docks, four drive-in doors, and 150 or more parking spots. Both new buildings are vacant and seeking tenants.

Bridge principal Tony Pricco says now that construction is complete, he expects leasing activity to pick up quickly. The company is in talks with a couple of large users, he says. “Today everyone’s a little nervous, and they’re taking their time,” he tells GlobeSt.com. “It’s a bit of a hiccup right now, but we’re optimistic.”

Cushman and Wakefield are acting as leasing agents for the property, and the asking lease rate for the space is around $7 per foot, net, Pricco says. The project was financed by LaSalle Bank. Cornerstone Architects Ltd., of Itasca, IL, is serving as project architect, with Premier Design + Build Group, of Des Plaines, IL, as general contractor. Bridge and McMorgan purchased the property from Peerless of America for $16.6 million, Pricco says.

Just across Aptakisic Road to the north, Bridge is also working on a $15 million, 162,000-sf spec office building at 555 Aptakisic Road. “We like that southern Lake County submarket for office and industrial,” Pricco says. “People in southern Lake County tend to want to stay in southern Lake County.”
