NORTHBROOK, IL-Former UGL Equis executive Marat Safir has started his own tenant representation firm, after having left the company earlier this year to branch off on his own. The new company, Taurus Realty Partners, will focus exclusively on industrial users in the Chicago region.

Safir has managed more than 200 industrial transactions totaling more than $400 million in his career since 1996, spending nearly the past decade with UGL Equis as an associate VP and helping develop the company’s Industrial Practice Group.

“There’s not that many tenant rep firms to begin with, but to specifically hone in on industrial users, there are so few I can count them on one hand,” Safir tells GlobeSt.com. “Due to the lack of them in the market, and because of so many mergers and consolidations of real estate in the marketplace, there’s a real need for this type of niche.”

Safir says the formation of his own firm has been something he’s been aspiring toward for years, but current market conditions made this the ideal time to act. “As the downturn infiltrates the economy, and as that economy trickles down to real estate, tenants are looking for an advocate that can walk them through creative restructuring and cost-cutting strategies,” Safir says. “They need someone advising them on what landlords are looking at, so nobody’s expectations are mismanaged. The whole process works well for everyone – tenants and landlords.”

Taurus will provide tenants services that include work in acquisitions and dispositions, lease negotiation, build-to-suits, strategic advisory services, construction management, and tax and municipal incentives consulting. The firm plans to work with users occupying both single and multiple locations. Safir planned to include special sectors devoted to work with industrial users in logistics, as well as a packaging practice group.

“Due to logistics and supply chain playing a large role in everyone’s operation, we’ve started a sector no one else has in the packaging practices group,” Safir says. “It generalizes a broad chain and industry, and we’ve done a lot of work in that industry. There’s a lot of services tenants require, and their needs and requirements are specific to what they do.”
