BAYTOWN, TX-QY Texas Group Inc., which handles regional operations for the Jiangsu Qiyuan Group Zhangjiagang Zhongyuan Pipe-Making Co. Ltd., has set up shop in nearly 67,000 square feet of the 129,568-square-foot Cedar Crossing. The six-year lease has commenced, move-in is complete and production on its product, wrought-iron fencing, will begin in 30 to 60 days.

Schuyler “Sky” Pulford with Re/Max Memorial Realty’s commercial division in Houston, says the 129,568-square-foot Cedar Crossing at 3710 Cedar Blvd. at Grand Parkway was an ideal site for QY Texas Group’s manufacturing and distribution operations. “It was exactly what they needed, at the right price, and the landlord bent over backwards to make it work for us,” says Pulford, who represented QY Texas, whose parent is headquartered in China.

Mountain West Industrial Properties LLC of Denver owns the warehouse. The quoted rate is 33 cents per sf, triple net and $8 per square foot as a tenant-improvement allowance. Abby Gearke, Mountain West’s asset manager, worked out the owner’s terms.

Pulford tells GlobeSt.com QY Texas Group originally was seeking space in West Houston near its administrative office at 9788 Clarewood Dr. The company wanted to launch a manufacturing facility to service Mexico and the US. “After learning that about a third of their manufacturing capability was being sent to Mexico and Central America, I suggested Baytown as a location,” he says. “I felt they could get a better deal in that area. There’s a good tax abatement program available in Baytown, which isn’t available in Houston.”

The tenant rep adds that Baytown also is more willing to work with manufacturing companies than Houston. And from a logistics standpoint, Cedar Crossing is close to the Port of Houston. “Given the costs of transportation alone, it made no sense to bring raw materials from the Port of Houston to the west side, then back to the port again,” Pulford says.
