ORLAND PARK, IL-American Technical Publishers’ 45,000-square-foot new office headquarters has been completed at 10200 Orland Pkwy. The new three-story building will provide the company the increased space its need for growing business, say company officials. The company owns the building, which was put up by Woodridge-based Morgan/Harbour Construction, and will lease out a portion to tenants.

“They were looking to build their new corporate headquarters within reasonable distance of their employee base,” says Bob Harbour, president of Morgan/Harbour, who acted as project executive for the new office building. “Being at a major intersection with exposure was also important to them. They were looking to be located in a corporate area that will be developed in the future with similar buildings, and they felt comfortable that this land will do that.”

American Technical Publishers bought the land about a year-and-a-half ago, and construction took more than a year. The building is pursuing gold LEED certification, constructed with sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality in mind, Harbour says. The building is located in the south suburban submarket. Harbour says the suburbs are hanging in there, but “I don’t think any suburban market is really active right now,” he says.

“The quality of the building is one of the reasons they were able to get a lease with a good tenant so early,” Harbour tells GlobeSt.com. “It’s a very pleasing building architecturally.” American Technical president Bob Deisinger did not return calls for comment on the deal.

The company will occupy 30,000 square feet on the building’s second and third floors. Another 7,715 square feet on the ground level will be leased out. The company has already secured one tenant, Linden Group, an architectural firm which will occupy around 5,000 square feet. A fitness center available to the building’s tenants is on the first floor.
