PLEASANTON, CA-Waters Technologies Corp. recently inked a 10-year lease for 12,860 square feet of class A flex and R&D space, according to Jones Lang LaSalle, which represented the tenant. The building owner is NNN Britannia LLC, an entity managed by Triple Net Properties Realty Inc.

The property is located at 5720 Stoneridge Dr. in Pleasanton. Waters Technologies has relocated to the building from 6746 Sierra Ct. in Dublin, CA. The value of the lease is approximately $2 million, one local industry source tells GlobeSt.com, which would work out to just under $1.30 per sf per month. The brokers involved could not be reached for confirmation.

Water Technologies manufactures instruments and consumables used in a broad range of industries to measure the chemical, physical and biological composition of materials. Its new leasehold will provide newer, larger training rooms and more demonstration labs in an easily accessible location. Steve McDonough, general manager of the company’s western business operations, says the goal of the move was to “our image and presence on the West Coast.”

Larry Bell and Charlie Dillon of Jones Lang LaSalle represented Waters Technologies in the planning, negotiation and implementation of the lease. Nolen Boyer of Jones Lang LaSalle provided project management services.
