HUNTINGTON BEACH, CA-DJM Capital Partners of San Jose, CA has gained approval from the City of Huntington Beach for the development firm’s Village at Bella Terra, a mixed-use project of 138,000 square feet of ground floor retail space with approximately 700 apartments above. The new project will be the final step in DJM Capital’s creation of Bella Terra in North Huntington Beach. It will be developed on 14 acres adjacent to the 800,000-square-foot Bella Terra retail center, which DJM bought in 2005 as a redevelopment of the Huntington Center, Orange County’s first enclosed mall, which was constructed in 1966.

The developers say that the new project is designed to complement the existing shopping center by adding a collection of shops, cafes and neighborhood-serving amenities. DJM Capital principal Lindsay Parton notes that the Bella Terra serves a nearby population of nearly one million and benefits from its visibility and access to the San Diego Freeway (Interstate 405).

Through several acquisitions, DJM has assembled more than 70 acres composed of retail and commercial buildings and areas for future development to create an urban lifestyle district. In addition to the 44-acre Bella Terra retail center, which DJM opened in 2006 with more than 70 shops and restaurants, the firm later acquired the adjacent site of the Village at Bella Terra and a neighboring 428,244-square-foot office complex.

DJM has repositioned the offices as the Towers at Bella Terra, updating the exteriors with new architectural elements and adding other improvements to integrate it into the Bella Terra master plan.The San Jose-based firm is now refining its architectural plans and construction drawings for the Village at Bella Terra, for which leasing of the retail space is being managed by Heather Hollister, DJM Capital’s vice president of retail leasing.
