NEW YORK CITY-The Rockefeller Brothers Fund, a Rockefeller family foundation dedicated to promoting social change, is relocating from Midtown to the Upper West Side. Its new base of operations will be a 28,000-square-foot space at the Interchurch Center, located at 475 Riverside Dr. on land donated by the family half a century earlier.

“As a charitable organization, the RBF wanted to align its real estate to better meet its financial and sustainable goals,” says Daniel O. Horowitz, executive managing director of Studley, which served as the RBF’s real estate advisor on this transaction, in a release. To that end, the fund is seeking LEED certification for the build-out of its new space. In addition, Horowitz says, “the space provides the RBF with dramatic views of the Hudson River, George Washington Bridge and Riverside Church.”

The RBF has been involved in sustainable development issues since the 1980s. In 2005, the fund committed to going carbon neutral. “We look forward to our move to the Interchurch Center,” says Stephen B. Heintz, president of the Rockefeller Brothers Fund, in a statement. “We now have the wonderful opportunity to build out a green space that is as energy efficient and environmentally sensitive as possible, save money that will go toward grants, and reside in a nonprofit building that houses the community we serve.”

The building has historic relevance to the Rockefeller family. John D. Rockefeller, Jr. through the Sealantic Fund, made available the entire block of land upon which the $20-million structure now stands. He also gave $2 million toward the building fund and another $575,000 for the limestone exterior, according to the Interchurch Center.

Completed in 1960, the 600,000-square-foot Interchurch Center’s noteworthy tenants include: Center for Educational Studies, Council on American-Islamic Relations, Korean American Council, Jewish Reconstructionists, Church Women United, Morality in Media, National Council of Churches, Presbyterian Church USA, SRO Providers Group, United Methodist Church and Japan International Christian University Foundation.

Attorney Bradford B. Lavender of Bryan Cave represented the RBF. William Weisner of Patterson, Belknap, Webb & Tyler LLP represented the Interchurch Center. Horowitz had also represented the RBF in its current lease at 437 Madison Ave., where it has occupied the 36th and 37th floors since 1998 while subletting a portion of the 36th floor. More recently, Studley represented Rockefeller Philanthropy Advisors, one of the RBF’s subtenants, in its relocation from 437 Madison to 6 W. 48th St., across from Rockefeller Center. The RBF plans to move into 475 Riverside, where it will occupy most of the 19th floor, in mid-2009.
