CHEVY CHASE, MD-Grosvenor is redeveloping and repositioning the Holiday Inn–at 5520 Wisconsin Ave. here–into a Courtyard by Marriott. Besides expanding the property, Grosvenor is also rehabbing it so it can attain Silver LEED certification. All together the company will be investing $35 million while the 38-year-old hotel remains closed. It will open in Spring 2009. Grosvenor did not return a call to GlobeSt.com in time for publication.

The developer is expanding the hotel’s footprint in the high-end market, adding 12 rooms for a total of 226 units. It is also developing 1,500 square feet of retail. The hotel is located very close to Chevy Chase Plaza–also owned by Grosvenor–which is home to several other upscale retailers including Saks Jandel.

Changes Grosvenor will be making to gain LEED Silver certification include adding a reflective roof and an energy-efficient HVAC system and lighting. It will also install new energy-efficient windows, and use low-VOC adhesives, paints, carpets, and sealants. Construction materials will be regionally sourced construction and green construction demolition management will be used. Other features will include green housekeeping, a “bike-to-work” program for employees, and purchase of green power credits.
