HOLLYWOOD-The mixed-use W Hotel project, one of a number of major commercial real estate developments still under way in the Southland despite the recession, is on track to open in the fourth quarter of this year, according to its developers, Gatehouse Capital Corp. and Legacy Partners. The project at the corner of Hollywood and Vine will feature a 305-room W Hotel, 143 W Residences, a 375-room apartment complex and 50,000 square feet of retail space.

Dallas-based Gatehouse and Foster City, CA-based Legacy topped out in December on the project, which is a public-private partnership including the City of Los Angeles Community Redevelopment Agency and the Los Angeles County Metropolitan Transportation Authority. In addition to the all-new construction, the project will include transit plaza improvements at the Hollywood/Vine Metro Red Line Station.

The W Hollywood Hotel & Residences will be located at 6520 Hollywood Blvd., fronting a full city block of Hollywood Blvd. from Vine to Argyle. Gatehouse is developing the hotel and residences in partnership with HEI Hotels & Resorts of Norwalk, CT.

The apartments being developed by Legacy Partners at 1600 Vine, will include 78 afforable units and the rest market-rate apartments. The unit mix will include studios and townhome-style apartments of one to three bedrooms ranging from 667 square feet to 3,134 square feet. CalPERS is Legacy’s equity partner.

The Hollywood & Vine project is one of the largest mixed-use, transit-oriented development projects in Los Angeles history. It will be developed on the entire city block bounded by Hollywood Boulevard to the north, Vine Street to the west, Selma Avenue to the south and Argyle Avenue to the east with the exception of the historic Taft Building located on the northwest corner of the block at the Hollywood and Vine intersection.

The Los Angeles Studio of HKS Architects is the lead architecture firm on the W Hotel project, in association with Rios Clementi Hale Studios of Los Angeles. The project team for 1600 Vine includes Legacy Partners Residential Inc., Webcor Builders as general contractor, Deutsche Bank Berkshire Mortgage as construction lender and HKS as project architect.
