BIRMINGHAM, ENGLAND-Samson Holding Limited and Culina Logistics have separately leased a combined 304,000 square feet of distribution space in the UK, according to the owner of the properties, ProLogis.

Samson Holding Limited, an investment holding company principally engaged in the manufacturing and trading of residential furniture, has leased approximately 188,000 square feet of space at ProLogis Kingston Park at the junction of the A1139 and A1 motorways in Peterborough. Culina Logistics, a supply chain specialist for the food and drink industry, leased more than 116,000 square feet of space at ProLogis Cabot Park near the city of Bristol.

The ProLogis Kingston Park building Samson Holding will occupy was completed in December of 2007. Trading as Willis & Gambier U.K. Limited, Samson Holding Limited says its new facility will provide an office and consolidated distribution hub for serving independent retail outlets throughout the central UK. Samson’s negotiated lease rate was not released by the parties involved. ProLogis is currently marketing 545,000 square feet of new space art ProLogis Park Kingston for $6.93 per square foot.

Culina is relocating from another site in the area later this month. Its new facility was completed in 2008. Steve Winwood, commercial director for Culina says the space at ProLogis Park Cabot will enable to company to meet demand from existing customers “and to target new business, particularly from the southwest region.” The asking lease rate for new space at Park Cabot is $8.40 per square foot.

ProLogis’ U.K. distribution portfolio currently comprises 20 million square feet of industrial space owned or managed. The company will report on its fourth quarter results in early February.

ProLogis’ UK managing director Andrew Griffith acknowledged that demand for industrial logistics facilities in the U.K. slowed in 2008 due to volatility and unease in the financial and consumer markets but that the company has the buildings and land positioned to “rapidly” capitalize on renewed demand. In the company’s third quarter supplemental report issued in October, the company’s executive director of global operations Diane Paddison said the company anticipates further weakening of fundamentals “particularly in the US and Europe,” but that the company continues to focus on tenant retention, which was approximately 83% in the third quarter, and expects its portfolio to outperform the overall market.

Last week, ProLogis announced leases near the cities of Tokyo and Warsaw.

Yomiuri Information Service, Inc., an advertising agency and group company of The Yomiuri Newspaper, the largest daily newspaper distributed in Japan, took 168,000 square feet at ProLogis Parc Ichikawa I. Additionally, Trancom Co., Ltd., a Japan-based, third-party logistics provider, has leased approximately 93,000 square feet at Parc Ichikawa, a five-story, 1.3-million-square-foot facility.

In Warsaw, Sonoco Poland-Packaging Services, a leading supplier of industrial and consumer packaging products and services, leased 118,000 square feet at ProLogis Park Wroclaw III and footwear manufacturer and retailer NG2 SA leased 117,000 square feet at Park Wroclaw IV.
