SADDLE BROOK, NJ-The Hampshire Cos. inked two lease deals at its class A office building, Park 80 East, located here at 160 Pehle Ave. in Saddle Brook, NJ. The 80,000-square-foot building is an asset of the Hampshire Generational Fund, one of the firm’s private equity real estate investment funds tailored to high net worth investors. Bill McCafferty and Gregg Baillie of CB Richard Ellis are the exclusive leasing agents for the property.

The Solomon Page Group LLC–an executive search firm specializing in executive recruiting and management recruiting for professional careers–leased 2,458 square feet on the first floor, while women’s health product manufacturer and developer Semprae Laboratories took 2,708 square feet on the third floor. Rental rates work out to around $25 per square foot per year.

“Hampshire has undertaken significant property improvements to make 80 Park East highly attractive to class A tenants,” says Robert Schmitt, principal of the Hampshire Companies. The recently updated facility features a distinctive jewel box entrance, Italian marble foyer and newly renovated common corridors and restrooms. Three hotels provide health clubs and meeting/banquet facilities nearby. Park 80 East has undergone an extensive capital improvement program, which included upgrades on the lobby, landscaping, HVAC system, new common areas, resurfaced parking area and modernized signage.

Park 80 East is located at the intersection of Interstate 80 and the Garden State Parkway, and offers easy access to routes 4, 17, 21 and 46.
