CHICAGO-Summit Design + Build LLC has completed work on the 104,000-square-foot Halsted Pershing Business Center. The industrial and manufacturing facility, on 6.6 ares at the southwest corner of Halsted Street and Pershing Road in Chicago’s Stockyard Industrial Park, was developed on spec by owner Dayton Street Partners LLC and remains fully vacant.

The property is available for lease by as many as six tenants who can lease 10,000 square feet of space or more.

“They chose this location because of its proximity to the downtown business district of Chicago,” Adam Miller, president of Summit, tells GlobeSt.com. “It’s also close to the Dan Ryan and other major expressways. There is definitely a need for modern industrial spec warehouse space, because there is very little new construction available.”

The single-story, steel and precast building offers 30-foot clear ceilings, ESFR sprinklers, a green roof, four drive-in doors, eight exterior docks and 75-car parking. The building, which is being marketed by Michael Senner of Colliers Bennett & Kahnweiler, was designed by Cornerstone Architects.

“The building is very flexible for a variety of users,” Miller says, adding that there has been interest in the property from high tech data centers, food users and warehousers.

The facility was constructed on an abandoned parking lot formerly owned by the city of Chicago. Miller declined to comment on the purchase price for the land, or the overall cost of the development.

“It was an eye sore and now this is a new modern building. It’s a nice way to enter the area,” Miller says. Summit dubs the project the “gateway to the new Stockyards.”
