MOUNT OLIVE, NJ-The 177,008-square-foot warehouse property located here at 850 Clark Dr. recently achieved LEED certification from the US Green Building Council for its 3,155-square-foot office unit. The property is owned by 850 Clark Drive LLC and managed by CB Richard Ellis’ senior real estate manager Donna Pilone and assistant real estate manager Michele Pinto.

The leasing team is led by CBRE’ William Waxman, senior vice president; Mitchell Katz, first vice president; and Steve Sander, senior associate. In addition, the ownership, management and leasing teams worked closely with CBRE’s project management group, which included Michael Laffey, Jerry Martingano and Ryan Scott, to build out the office space to meet LEED certification standards.

“Obtaining LEED certification for this high performance, build-to-suit facility has been a focus of both CBRE and the ownership for over a year now,” Waxman tells GlobeSt.com. “Given the increased concern about the financial and economic risks associated with world climate changes, this accomplishment speaks to the work that the ownership has put into making this building so eco-friendly,” he says, adding that CBRE is currently looking to match the right tenants with the available space.

Located immediately off of Route 80 at exits 25 and 26 with access to transportation and strong labor pools, 850 Clark Dr. is located within the more than two million-square-foot International Trade Center. The property features state-of-the-art amenities, including 24-foot ceilings, 15 tailboard loading docks and one additional drive-in loading dock, 269 parking spaces and 3,000 amps of power.

One of the most significant improvements made in pursuing LEED certification was the installation of an Energy Star compliant roof. The low-sloped roof has a high solar reflectance, reducing rooftop and interior temperatures and ultimately resulting in decreased energy consumption.

Demand was also lowered by the project team’s selection of energy-efficient lighting fixtures, which reduced the lighting power density by over 29%. Automatic faucets and low-flow plumbing fixtures were installed, reducing water consumption by more than 22% below the standard. Of the project’s furnishings, over 30% were manufactured regionally, or within 500 miles of the site, and more than 30% were made from recycled materials.

Finishes were chosen for their environmental characteristics and contributions to a healthy indoor environment. The team selected all paints, adhesives and carpets for their low chemical emissions, and wood products for their lack of urea formaldehyde. The interior was also designed so that the majority of all regularly occupied spaces have views to the outdoors.
