FORT WORTH, TX-Alliance Brokers Inc. is the first company to take space at Hillwood’s newly created Alliance Heavy-Load Container Area. The tenant is an affiliate of Trans-Trade and leased 292,500 square feet at Westport 20, a recently completed 562,500-square-foot industrial facility in AllianceTexas’ Global Logistics Hub.

Alliance Broker will consolidate employees currently located in 64,000 square feet and 105,000 square feet at Alliance Global. Hillwood vice president Tony Crème says the tenant will move into Westport 20 at 1200 Intermodal Pkwy. in June.

Specific financial considerations were not available with the long-term lease, but the quoted lease rate at Westport 20 is $3.25 per square foot, triple net. Landlord and tenant were self-represented in the deal.

“We’re trying to lease the rest of Westport 20 now, but Alliance Broker has the option to expand,” Crème tells GlobeSt.com. “They also have an option on some land across the road to build a trailer storage lot as well. We built a lot of flexibility into this lease to help them grow their business.”

Westport 20 is part of Westport at Alliance, a 3,500-acre development on the west side of Hillwood’s massive AllianceTexas development near Fort Worth Alliance Airport. More acreage at Westport will soon come online. Farm-to-Market Road 156 is being relocated to allow Alliance Airport to build a new runway. Furthermore, Burlington Northern Santa Fe Railway, which serves the hub through its Alliance Intermodal Facility, is relocating tracks. The railroad and Hillwood are also privatizing roads into Westport at Alliance.

Crème says the road privatization allows Alliance Brokers, and future Westport at Alliance tenants, to have direct and private access to the intermodal facility. This means cargo won’t be subjected to weight restrictions that are required on public roadways.

“The private roads allow for overweight containers, and customers can now ship more product in the containers than they were once able to,” Crème adds. “This can save customers a lot of money.”
