NEW YORK CITY-A pair of leases totaling 43,000 square feet have been signed at 21-09 Borden Ave. in Long Island City, the first two deals in a program to make the 170,000-square-foot loft building available to outside tenants. The building’s owner and former sole tenant is relocating its operations to the West Coast.

Both new tenants at 21-09 Borden are relocating to Queens from Manhattan. DeAngelis, Ltd., a high-end upholsterer, has signed for 27,000 square feet, while digital printing company TouchStone Direct is taking 16,000 square feet. Both are five-year leases, according to Sholom & Zuckerbrot, which arranged the deals.

DeAngelis divided its full-floor space on the sixth floor into a large showroom, offices and separate workrooms for upholstery, drapery, pillows and furniture frames, according to a release. TouchStone’s lease covers part of the second floor. The building’s owner, 21-09 Borden Avenue Corp., is clearing and renovating the fourth and fifth floors for lease on a full-floor, half-floor or quarter-floor basis.

A spokeswoman for S&Z says the building’s seventh floor has been partially cleared and is available for rent. Plans for the third floor have not been finalized, the spokeswoman says, adding that the owner, a menswear manufacturer, plans to maintain a presence within the property even as it relocates to Long Beach, CA. The company will keep an office for archives and storage, but the size of that space is still unclear at this point.

Angelis and TouchStone determined that Long Island City is “a great alternative to Manhattan, offering the same conveniences at a lower price,” says Natalie Hurwitz, managing director at S&Z and the exclusive agent for the Borden Avenue property, in a release. “These two deals reflect the continued strength of the Long Island City industrial/commercial market.” Asking rents were not disclosed.
