WASHINGTON, DC-The District has selected E Street Development – a group that includes Potomac Investment Properties, City Partners and Adams Investment Group–to build a 500,000-square-foot mixed-use development on two District-owned parcels in the Southwest. A spokesperson for Mayor Adrian Fenty’s office tells GlobeSt.com that the project’s development costs will run about $200 million. Financing, he adds, has already been secured, although he wouldn’t provide any details other than to say that the project’s selection criteria included developers that could prove financial wherewithal.

The project will be built around a new fire station, Engine Co. 13. The city investigated other locales–such as New York City–to see if such a structure would work, the spokesman says. “This is the first time we have developed on top of a fire station but it works in other cities so we are confident it will work here.”

All together, E Street Development will build more than 450,000 square feet of office space, a café and training center run by the DC Central Kitchen, more than 300 parking spaces and a 22,000-square-foot fire station. It will also include community space for after school programs run by Kid Power DC.

The new fire station will be built as a part of the project’s first phase on a site less than two blocks away from the existing fire station at 450 6th St., SW, so that Engine Co. 13 will remain fully operational during the project’s construction. E Street was one of three teams who submitted bids for the project. The team is expected to break ground on the first phase of the project next year.
