EVANSTON, IL-Staywell Custom Communications has leased and built out a 24,000-square-foot office at 909 Davis St. The custom healthcare publisher has expanded into the top floor of a six-story office building from its previous location across town at 1603 Orrington Ave., where the company occupied 15,000 square feet. Staywell was represented in the lease by CB Richard Ellis, and had its new space built out by The Dobbins Group.

“They came from space where they had efficiency, ergonomic and organization issues,” Tom Dobbins, president of The Dobbins Group, tells GlobeSt.com. “With the new space, we were able to fix all of that and helped to reorganize the office’s work station clusters for better seating and working groups. They also now have more expansion space and elbow room.”

Staywell’s new 195,000-square-foot building, which is almost 100% leased, sits on 1.5 acres and was completed in 2002. It is located on the north side of Chicago, where asking lease rates are around $27 per square foot and occupancy rates are around 83%, according to a recent Cushman & Wakefield office market report. “I think economics played a part, and the lease rate was favorable to them as well,” Dobbins says.

The company moved into space formerly occupied by another publisher, Houghton Mifflin, and The Dobbins Group was able to help create value in Staywell’s deal by making use out of existing conditions. The Dobbins Group’s work on Staywell’s space also included incorporation of accent paint colors to evoke a warm and relaxing atmosphere and maximizing the building’s natural light, including relocation of stained glass from the previous office. The office is also close to Metra and CTA Purple Line stations.

“Staywell has been located in Evanston for years, and the space they moved into was well-suited for their needs, so it wasn’t hard for them to make the decision to move in here,” Dobbins says. “We determined what we could reuse, what needed to be changed a little and what needed to be changed completely. We’re always trying to make sure we reuse whatever suits the clients because anything you reuse saves money.”
