CHICAGO-Children’s Home and Aid Society is relocating to 20,000 square feet at 100 N. Western Ave. The nonprofit is leaving its former offices at 1279 N. Milwaukee Ave., and building out its new space to offer a more efficient layout. The build-out is being completed by general contractor Reed Construction.

“The reason they moved is that their lease expired and this new location has a parking lot, which they didn’t have before,” Michael Machat, VP of Business Development with Reed, tells GlobeSt.com. “Overall it better suits their requirements.” The organization’s new space will include offices, meeting rooms, therapy and training rooms, as well as a life skills room, where children will be taught skills including cooking.

Julie Lane, managing director with Bradford Allen Realty, helped the organization find its new office. Techno Ltd. provided architectural services for the renovations, which will be overseen by Reed senior project manager Tom Schlueter and are expected to cost around $800,000. “They are a nonprofit so cost is a big issue, because they’re working on a tight budget,” Machat says.

Founded in 1883, the organization serves 40,000 children and families throughout Illinois, dealing with issues including poverty, abuse and neglect. The 500,000-square-foot building is located slightly west of the West Loop submarket, where asking lease rates are near $39 per square foot gross, according to Cushman & Wakefield’s Q1 office market report. Occupancy rates in the area are around 87%, according to the research.
