BALTIMORE-St. John Properties is embarking on a spec development at its Baltimore [email protected] mixed-use business park in the White Marsh submarket. Spec development of almost every asset category has all but ceased in the last several months. However, St. John said that it has been witnessing an uptick in leasing activity and believes it needs to stay ahead of the development curve to satisfy it.

“Our goal is to aggressively maintain a supply of speculative space for companies with accelerated move-in timelines,” Jerry Wit, SVP-Marketing for St. John Properties, says in a prepared statement. Overall leasing progress at the park remains ahead of our projected schedule, he adds. Wit did not return a call to GlobeSt.com in time for publication.

Baltimore [email protected] is a 1,100-acre mixed-use business with nine completed buildings. Delivery of this new building, expected later this year, will bring the total development there close to 400,000 square feet. An additional 65,000 square feet of retail space has also been built there. The new building will be a 40,200-square-foot flex/office located at 435 Williams Ct. St. John Properties recently delivered a 46,200-square-foot build-to-suit project for Danfoss, the US division of the Danfoss Group.

At full build-out, the park, which is positioned off the new MD Route 43 extension that connects Eastern Boulevard with Interstate 95, will have more than five million square feet of commercial office space, as well as 120,000 square feet of retail space and several full-service hotels. St. John Properties also constructed the 65,000-square-foot Retail Village at Baltimore Crossroads.
