ANAHEIM, CA-Arden Engineering has signed a five-year lease on a 100,000-square-foot manufacturing/warehouse space that is the largest industrial lease in North Orange County since October 2007, according to brokers from Voit Real Estate Services who worked on the deal. Says Louis Tomaselli, an EVP in the Anaheim office of Voit’s brokerage division, “The size of this new lease is evidence that larger tenants are potentially regaining confidence in the economy. We hope we will start to see a resurgence of large leases in Orange County as companies start expanding their operations and begin to consider leasing new space.”

Arden Engineering’s space is in an approximately 200,000-square-foot building that was built in the late 1960s and has two addresses, 2220 E. Cerritos Ave. and 1540-1543 Page Court in the Anaheim Stadium industrial area. Arden will occupy all of the Page Court side of the building; some 99,858 square feet on the Cerritos Avenue side remains vacant and is being marketed by Voit.

Arden is expanding its existing Orange County operations into the Page Court address, its second location. The engineering firm that specializes in on-site engineering, programming, specialty machining and the assembly of structural aerospace components for commercial, military, regional jet aircraft, helicopter and space vehicles.

Terms of the Arden lease were not disclosed. Asking rate on the building was 45 cents per square foot per month, triple net, with approximately 65 cents per square foot in net expenses.

Arden was represented by Seth Davenport, Tomaselli and Mitch Zehner of the Tomaselli Zehner Group of Voit Real Estate Services. The landlord, DSA Properties LP, was also represented by Davenport, Tomaselli and Zehner, as well as by Clyde Stauff of Colliers International.
